Our escrow was seamless thanks to Julie’s professionalism and her close management of the timeline of events that occurred within that period.’
Recently my wife and I decided to sell our home in San Rafael and move to San Anselmo. We interviewed a well-known agent in San Rafael and came away feeling concerned about her strategy for marketing our home and her lack of awareness about homes coming on the market within our desired area.
At the suggestion of a friend, we met with Julie Leitzell. We were immediately impressed with her marketing ideas and pricing strategy; both seemed customized to our home and our preferences. Julie made quick work of advising us on staging and organizing our home prior to going on the market. During this process, Julie was able to balance the need to be candid and decisive about how to market our home while being sensitive to our family’s needs and our timing restrictions. Our home was on the market for a very short time before going into contract with multiple offers. Our escrow was seamless thanks to Julie’s professionalism and her close management of the timeline of events that occurred within that period.
During our escrow, Julie had advance notice on several San Anselmo homes soon to be on the market. One of Julie’s many skills that benefitted us during this time was her accurate take on the homes we looked at; she was keenly aware of either good or bad qualities in a home that were not immediately apparent to us. While searching for a home to purchase, Julie canvased blocks of homes in San Anselmo, blanketed entire neighborhoods with nicely written letters of intent to purchase, and networked extensively on our behalf. I know that no stone was left unturned in her pursuit in finding us a home.
Julie drove by a house that had just come on MLS and called us right away. Within hours, we were discussing this property while Julie arranged for us to get in the very next day. We agreed the home was perfect for us and Julie set in motion a strategy to get us an accepted offer. At Julie’s recommendation we completed our home inspections prior to making a no contingency offer, which gave us a leg up among the other potential buyers. The fact that Julie knew the listing agent and each could vouch for the other’s integrity strengthened our position. Our offer was accepted and our escrow was very straightforward. Julie made the whole process seem so easy, but our situation was not typical; many homes on the market at the same time fell out of escrow due to the over-exuberance of buyers. Julie’s expertise and guidance allowed us to compete in a crazy market without resorting to drastic over-bidding or duplicitous behavior.
My family and I are now settled in our new home in San Anselmo and we couldn’t be happier. My wife and I value the time we spent working with Julie and consider her a friend. We both respect her unwavering commitment to her clients and strongly encourage anyone that is buying or selling a home to meet with her; we attribute our success in both selling our home in San Rafael and purchasing our new home in San Anselmo to Julie Leitzell.
